We have seen a house for sale for £215k and we are very interested but we've just found out that it is leasehold. There are 798 years residual lease term so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any information would be much appreciated.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
Think I may have made an error, I am actually looking for a in Birmingham and the Black Country who has Leasehold Tribunal expertise in relation to lease extensions. Is this something you can assist me with?
I am deliberating whether to purchase the freehold or a lease extension of my property in Birmingham and the Black Country and have been in touch with the freeholder, have had quote for around £2500 to extend the lease. I will be doing a refinance with Barclays Direct to free up equity. The broker handling the remortgage suggested I get two estimates : one to extend the lease and one for outright acquisition .The lease began in 1972 and since then the ground rent has increased from £25.00 per year to £200 per year.
Are you able to advise on the likely cost and the optimum way to get a lease extension started? I have just over 67 years unexpired lease and I own a studio flat in Birmingham and the Black Country.
I have a share of the freehold. There are four flats in the house. All the leaseholders are now seeking lease extensions. What's your solicitors fee?
My OH and I are considering buying a two bedroom second floor purpose built maisonette in Birmingham and the Black Country which is a leasehold. I am wondering what are the advantages and disadvantages of that - what occurs when lease expires, the cost of a lease extension, can the freeholder of the land evict me from my own flat and prevent me from having a lease extension?
I'm living at mother and father but have a maisonette in Birmingham and the Black Country let out which has a seventy three year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Birmingham and the Black Country for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 19k. Not sure sure whether to hold on or sell the flat?
We currently own a maisonette in Birmingham and the Black Country and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has 64 years left. Not sure what to do, have read some bits on the web saying it will be 20k plus to get a lease extension. Do you have some advice on this? Should I contact the freeholder first and will they be able to give me a cost?
I'm looking for some advice with regard to a lease extension on my three bedroom ground floor purpose built flat in Birmingham and the Black Country. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good who specialises in lease extensions?
