I am considering whether to purchase the freehold or a lease extension of my property in Bideford and have been in touch with the freeholder, have had quote for around £4k to extend the lease. I plan to simultaneously get a new mortgage with Nottingham Building Society to release of equity. My adviser dealing with the remortgage suggested I get two estimates : one for the lease extension and one for the freehold acquisition .The lease commenced in 1981 and since then the ground rent has increased from £38.00 per year to £300 per year.
I am about to view a two bedroom maisonette, although not exactly my perfect property it has enough positives to suit me very well for my present circumstances. However after obtaining a copy of the title I've learnt that it only has 74 years outstanding on the lease. It is also a repossession so I'm guessing that the lender will not be interested in extending the lease. My main concern is would the short lease make it difficult to secure a mortgage?
I am a freeholder of a block of flats in Bideford, and the lessees are in the process of being given lease extensions. I anticipate receiving the money within a month or so. As I am not on self assessment do I get in touch with HMRC ?
Regarding a leasehold in Bideford. lower maisonette. sixety nine yrs unexpired. I have an agreed lease extension to £14k for 115yrs. Freeholder also insisted on Notice of Claim which I think is a tad over the top. Can you assist.
I own a share of the freehold. There are five flats in the building. All the leaseholders are now looking for lease extensions. What's your legal fee?
My lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
