Beeston Lease Extensions: Q and A’s
I'm planning to make an offer on a house in Beeston but I'm a little worried about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Britannia giving us the mortgage now?
I want to purchase a leasehold property and lease extension. The flat owner has been there for three years and will sign the notice. He will let me have the notice on exchange and then I will serve it in the landlord. Is this OK ?
The terms for the lease on my apartment in Beeston are 99 years from 1 Dec 1988. Can you supply me me a quote to extend the lease if I give you more details please?
In 2010 I purchased a leasehold apartment in Beeston. I have built a huge extension and have not informed the freeholder. What should I do?
I am a first time buyer of a leasehold flat in Beeston. The lease has just 67 years balance left and ground rent is £50. Is it possible for the flat owner to serve the Notice of Claim and then assign over the right to me as the buyer on the day of completion so that I don't have to wait for the 2 year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is legal but will it be very time costly to the homeowner? To add to the complexity the freeholder is absent, so I am not sure how this will play out.
I have my suspicions that my niece might have had the wool pulled over her eyes. She put in an offer on a two bedroom second floor purpose built flat in Beeston, where the lease is nearly 70 years but she was advised by the selling agents that the current owner had extended it to 99 years. Only now has she been told the owner was holding off for her to retain lawyers before commencing with the lease extension. Seems odd to me, also it could take a while to sort it all out. Am I reading too much into it?
I'm living with my mum and dad but have a maisonette in Beeston let out which has a 71 year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Beeston for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 19k. Should I keep or sell the flat?
I note that your website states the likely fee to extend a lease is £495. Is that the total cost including value added tax and the land registry fee? The price has already been negotiated with the freeholder for the lease extension for my 2 bed flat in Beeston
We currently own a garden flat in Beeston and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has seventy nine years left. Not sure what to do, have read some bits on the web saying it will be 15k plus to get a lease extension. Do you have some advice on this? Do I contact the landlord first and will they be able to give me a cost?
I am currently negotiating a lease extension for my flat in Beeston as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
