Bedford Lease Extensions: Q and A’s

  • I’ve just acquired a studio flat based inBedford and I'm deliberating a lease extension as soon as possible e.g. in a couple of years
  • My partner has an apartment located in Bedford which we have just put on the market. The leasehold has around 57 years residual lease term on it and we are concerned this will come up for anyone who may be interested. I am after more information on how we commence arranging a lease extension? Thank you.
  • We have seen a house for sale for £215k and we are very interested but we've just discovered that it is leasehold. There are 798 years residual lease term so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any suggestions would be much appreciated.
  • I am the owner of a maisonnette together with the freehold. My upstairs neighbours have asked for a lease extension what do I need to do?
  • I'm considering purchasing a three bed flat (leasehold) but the landlord has been missing for nearly 15yrs. I wonder whether it will be cheaper to try to acquire the reversionary title or to extend lease and apply for RTM?
  • I am considering whether to purchase the freehold or a lease extension of my property in Bedford and have been in touch with the freeholder, have had quote for around £4k to extend the lease. I will be doing a get a new mortgage with Barclays to free up equity. My broker dealing with the remortgage suggested I get two estimates : one for the lease extension and one for the freehold purchase .The lease began in 1981 and since then the ground rent has increased from £15.00 per year to £200 per annum.
  • I am about to view a two bedroom maisonette, although not exactly my dream property it has enough positives to suit me very well for my present circumstances. However after obtaining a copy of the title I've learnt that it only has seventy one years unexpired on the lease. It is also a repossession so I'm guessing that the vendor will not be interested in doing a lease extension. My primary concern is would the short lease make it difficult to secure a mortgage?
  • My OH and I would like to know the cost of a lease extension valuation for a property based in Bedford. Is this something you can assist us with?
  • I am in need of some help with a lease extension. I live in Edinburgh but the property in question is based in Bedford. I would be grateful if you can give me a call when you get a chance to discuss the case.
  • We have a two bedroom second floor purpose built flat in Bedford with a lease of 69 years left with a value of around £290000 we want to add 90 years to it, how much is that likely to cost?
