We have just purchased a garden flat based inBatley and I'm considering extending the lease as soon as I can e.g. after 24 months of ownership
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I am considering bidding for an auction property and found a two bed flat in Batley. It has just 49 year lease..the vendor as mortgagees in possession will not want the aggravation of applying for a lease extension..what are the disadvantages of this except for the expensive fee to extend the lease and reduced chance of obtaining a mortgage with Lloyds TSB Bank?

I own the freehold reversion of a property in Batley and a leaseholder would like a lease extension. Her so called valuation expert has suggested a figure of £8,000, but has upped this to £10,000 without too much effort. My surveyor has come back with £12,520. She does not appear to wish to negotiate wanting to go to a FTT. If a lease extension does go to a FTT, can I handle the matter myself, just armed with the valuations I have? If not, what fee would I be likely to incur?
I require an estimate to extend my mother’s lease on a one bedroom second floor purpose built maisonette in Batley. She recently got a price from the freeholder for a lease extension but I am unclear whether it is too high.
I'm looking for some advice with regard to a lease extension on my ground floor flat in Batley. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good lawyers who specialises in lease extensions?
