I'm considering purchasing a garden flat (leasehold) but the freeholder has been absent for circa 15yrs. My query is would it be cheaper to try to purchase the reversionary title or to extend lease and apply for RTM?
We are proceeding with buying a three bedroom first floor purpose built flat in Audley. I was assured that the lease had been extended (69 years remaining prior to extension). The sales particulars stated "sold with a long lease". It turns out at the point of exchange of contracts we find that the lease has not been extended. The flat owner supposedly has a quote but no finances to extend as a result the current owner intends to exchange and use the my deposit to extend the lease. My question is as the lease hasn't been extended is there not a danger that Platform Home Loans Ltd won't lend on a lease?

I'm living at parents but have a studio flat in Audley let out which has a sixety one year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Audley for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 21k. Should I keep or sell the flat?
I'm intent on acquiring a flat in Audley at a price of £256,000 the flat has approaching 69 years remaining on the lease. My offer was subject to a lease extension... .. that was back in September, hoping I'd have moved in before Christmas. The owner has just informed the agent they'll knock £3k off if I deal with the lease extension myself. I'm not sure whether that's a good idea
Me and my husband are hoping to buy a flat (a three bed flat located inAudley with share of freehold). During our search, we were always looking at apartments that had a minimum ninety years left on the lease. We found a place we fell in love with and the selling agent promised us that the lease was long albeit not specifying a number. Today our solicitors told us the lease only has sixety years and thus requires a lease extension. Do we walk away, or do we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?
We know that others in the same building had already had a lease extension, and the landlord was amenable. Therefore is seems worth taking risk of avoiding a formal survey and calculate the initial offer on on the premiums paid by others . This would save on double valuation charges. Is this advisable?
I have a lease of seventy three years remaining on my flat in Audley. We are looking for a lease extension, so we contacted our freehold company and they came back with a quote that was double the amount and half the extension time that the lease extension calculator provided. Is there anyway, without racking up a huge legal bill, we can ask the freehold company to provide their computation of the amount and how they derived to it?
