Ardwick Lease Extensions: Q and A’s
I have just purchased a garden flat based inArdwick and I'm thinking about a lease extension as soon as possible e.g. after a couple of years
I own a one bedroom second floor purpose built maisonette in Ardwick. The start date for the lease was in 1998 for 99 years. Now I am wanting to extend the lease. I am uncertain about further expenses, could you tell me please how much I should expect to spend on this?
We bought a leasehold with a landlord who has failed to give us a counter-notice for a lease extension for our flat in Ardwick and looking to do a vesting order. Is this something you can help us with?
I will soon view a one bedroom maisonette, although not exactly my ideal property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has 60 years unexpired on the lease. It is also a repo so I'm guessing that the vendor will not be interested in doing a lease extension. My primary concern is would the short lease make it difficult to secure a mortgage?
Regarding a property in Ardwick. upper maisonette. 70 yrs unexpired. I have an agreed lease extension to £12,000 for 115yrs. Landlord also insisted on Initial Notice which I think should not be necessary. Advice required.
I am looking for advice as I am interested in a property that has only a seventy two year lease and therefore requires a lease extension. Is it possible for me to call someone to discuss my options please?
Me and my wife are purchasing a one bed flat in Ardwick which has share of freehold and a leasehold. The lease was starting to get low so the owner is in the process of dealing with a lease extension. The owner has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. A crucial aspect of the house buying process is for our to do a pre-completion search on the lease. The concern here is that as a lease extension has been submitted we've been told by our it may not be possible to do this "priority search" right now as the new lease title number is not known. Is it right that we have to hold on until the lease extension has actually been registered before completing.?
Hopefully an easy question for you, how much is the premium payable for a lease extension on a residential property in Ardwick for a two bed flat - section 42 having been issued?
We currently own a garden flat in Ardwick and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has 69 years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Can you offer some advice on this? Do I contact the freeholder first and will they be able to give me a cost?
I am currently negotiating a lease extension for my flat in Ardwick as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
