FAQs concerning Alston Lease Extensions
We agreed with the landlord for a lease extension on our flat based in Alston, 17.5k for an extension by 90yrs. Are you able to help us with this situation ?
I am going to purchase a flat located in Alston. The offer is conditional upon a lease extension. The owner’s solicitors has served the Section 42 Notice. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Yorkshire Building Society. Moreover, which are the following lease extension steps to complete the purchase?
My co-lessees and I are in a building made up five flats in Alston and have been offered to buy the freehold for 5k per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
I am thinking about whether to purchase the freehold or a lease extension of my property in Alston and have been in touch with the freeholder, have had quote for around £2500 to extend the lease. I will be doing a get a new mortgage with Aldermore to free up equity. My broker dealing with the remortgage suggested I get two quotes : one for the lease extension and one for the freehold acquisition .The lease started in 1979 and since then the ground rent has increased from £25.00 per year to £125 per annum.
My mortgage provider is requesting several hundred pounds for their property lawyers to agree a lease extension for my flat in Alston... I can find no mention of this in my mortgage guide... is this a normal charge?
We have a GFF in Alston. There is 80 years unexpired on the lease and we want to extend the lease. What does it cost on average to extend in this area by, say, thirty years
I would like some guidance on purchasing a leasehold residence. We intend to buy a semi detached house which is leasehold property is there any problem involved or hidden costs. What are the downsides of purchasing a leasehold house in Alston area with a loft extension..We are really concerned as we are first time buyers...Please advise if we want to rent out the property?
I own the freehold reversion of a property in Alston and a leaseholder has requested a lease extension. Her so called valuation expert has provided a figure of £9,000, but has upped this to £10,000 at the drop of a hat. My valuer has recommended a much higher amount. She does not appear to wish to negotiate wanting to go to a FTT. If a lease extension does go to tribunal, can I deal with this myself, just armed with the valuations I have? If not, what charges would I be likely to incur?
I am currently negotiating a lease extension for my flat in Alston as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
I was hoping you might be able to tell me the process of how to apply for a lease extension for my garden flat in Alston
