This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?

We are in a block consisting of five flats in Alexandra Park and have been offered to buy the freehold for £3,500 per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
I bought a studio flat in Alexandra Park. I am looking for a lease extension on the property. It is roughly eighty years. I would just like to know what your charges are and how long it would take for completion.
My fiance and I are proceeding with a purchase of a garden flat in Alexandra Park. I was advised by the EA that the lease extension had already been completed while on a viewing (seventy years outstanding prior to extension). The description on the listing said "sold with a long lease". It transpires as we are about to exchange of contracts we find that the lease has not been extended. The vendor apparently has a quote but no money to extend and consequently the homeowner intends to exchange and use the deposit monies to extend the lease. My question is how is possible that the estate agent got it so wrong?
My wife and I are concerned about getting a lease extension from an objectionable freeholder. Regardless of the fact that the correct procedures were adhered to under the 1993 Act, the freeholder still attempted to charge ground rent of £200 increasing by 100% every twenty five years of the new term. Can you assist?
