I would like to have my residential flat leasehold extension premium valued. The flat is in Aldersbrook, and my lease will reach fivety eight years this August. Could you advise me about the costs and time-frame to obtain your valuation? Also, do you represent your clients at the Tribunal court?
I am going to purchase a flat based in Aldersbrook. The offer is conditional upon a lease extension. The current owner’s property lawyers has served the Notice of Claim. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender TSB. Moreover, which are the following lease extension steps to complete the purchase?
I'm looking for a flat to purchase in Aldersbrook and I'm not really familiar with the leasehold arrangement. I've found a place I like with a 90 years lease. My research reveals that I can go for a lease extension after 2 years, but:- Should I anticipate any issue with the mortgage?
I am a FTB of a leasehold flat in Aldersbrook. The lease has only 61 years residual lease term and ground rent is £95. Is it possible for the vendor to serve the Notice of Claim and then transfer over the right to me as the purchaser once I complete the buying process so that I can avoid waiting for the 2 year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time consuming to the flat owner? Unfortunately it’s the case of an absent freeholder, so I am not sure how this will play out.
We are proceeding with buying a three bedroom second floor purpose built flat in Aldersbrook. I was assured that the lease had been lengthened (seventy years unexpired lease prior to extension). The description on the listing stated "sold with a long lease". It transpires as we are about to exchange of contracts we find that there has been no lease extension. The seller supposedly has a quote but no funds to extend and consequently the owner intends to exchange and use the 10% deposit to extend the lease. My question is as the lease hasn't been extended is there not a danger that it would breach my lenders lease length criteria?
My solicitors (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I am in need of some help with a lease extension. I live in Glasgow but the property in question is based in Aldersbrook. I would be grateful if you can give me a call when you get a chance to discuss the case.
I'm intent on buying a flat in Aldersbrook at a price of £210,000 the flat has approximately 56 years remaining on the lease. I put in an offer conditional upon a lease extension... .. that was back in June, expecting I'd have completed before Christmas. The seller has just informed me they'll reduce the price by£7k if I deal with the lease extension myself. I'm not sure if I should take them up on the offer
My wife and I are concerned about obtaining a lease extension from a difficult freeholder. Regardless of the fact that the correct procedures were followed under the appropriate legislation, the freeholder still tried to charge ground rent of £250 doubling every twenty years of the new term. Can you assist?
I have 65 years remaining on my lease of a ground floor flat in Aldersbrook, the Landlord requires a £15k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is too high
