We inherited a leasehold with a landlord who has failed to give us a counter-notice for a lease extension for our flat in Acle and looking to do a vesting order. Is this something you can handle for us?
In 2012 I purchased a leasehold apartment in Acle. I have built a large extension and have not informed the leaseholder. What should I do?
I'm looking for an apartment to buy in Acle and I'm not really familiar with the leasehold tenure. I've found a garden flat I like with a 82 years lease. My research reveals that I can get a lease extension having owned the property for a couple of years, but:- Should I anticipate any issue with my proposed mortgage lender Skipton Building Society?
I am a landlord of a block of flats in Acle, and the lessees are in the process of being issued lease extensions. I anticipate receiving funds within a month or so. How does the tax work, the property is in joint names with my partner ?
I am thinking about buying an auction property and came upon a studio flat in Acle. It only has a fifty-one year lease..the current owner being mortgagees in possession dont want to mess around with negotiating a lease extension..what are the drawbacks of this other than the huge fee to extend the lease and decreased chance of obtaining a mortgage with Barclays ?
Re a property in Acle. upper maisonette. sixety four yrs unexpired. I have an agreed lease extension to £14k for 135yrs. Landlord also insisted on Initial Notice which I think should not be required. Can you assist.
My fiance and I had entered into buying a garden flat in Acle. I was informed that the lease had been extended (69 years left prior to extension). The description on the listing said "sold with a long lease". It transpires at the point of exchange of contracts we find that the lease has not been extended. The owner supposedly has a quote but no funds to extend and consequently the seller wants to exchange and use the my deposit to extend the lease. My question is as the lease hasn't been extended is there not a danger that National Westminster Bank won't lend on a lease?
I intend to buy a one bed flat in Acle for asking price of 156k, which has seventy seven years lease left on it. I appreciate that ideally, the seller would start the process by serving a section 42 notice to start the lease extension process but the seller is refusing to assist. My query is: If the freeholder does not agree to a marriage value (part of lease extension fees) of surveyor, how lengthy and difficult is the process of going down the route of Leasehold Valuation Tribunal?
We have been in discussion with our freeholder after having a valuation on our one bed flat in Acle. We have a sixety seven year lease and we wish to increase this to 99. The Freeholder has supplied us with a premium amount that he is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a solicitors to handle this for us. Can you please provide me what your costs would be to act on the lease extension.
